In today's market, Motivated Sellers are all over. These are folks who need to Sell Right Now and for a number of reasons.
We like to buy homes in the median price range in your area, usually from $150,000 up to $450,000 depending on your area.
Our best choices are:
Vacant Homes (brand new or seller has moved out);
Less Than Five Years Old (few or no repairs);
Rehabbed Properties.
To uncover a Motivated Seller, you must understand what the Seller’s current situation is before you can present the solution. Your goal is to cure the Seller’s problem while giving us the profit we need to earn.
Never give away your solution too fast. Our time and solutions are worth every penny we earn as Professional Investors.
Take your time with the Seller and complete the Seller Information Worksheet.
Let the Seller know you will run some numbers and check home prices in the area, and get back to them with an offer in a day or two. Ask them again, what is the lowest cash price they will take?
