What to look for in an investment property:
a)
Can the property be purchase below fair market value? Generally
70-80% LTV (loan to value) is the criteria an investor looks for,
depending on the amount of rehab to be done. A clean, nice
property with no repairs needed would be a good deal at
80%LTV.
b) Can the property generate positive
cash flow through rental income? Also consider a lease/option, but
be aware of the laws involved. The lease/option is not legal in
Texas, and in some cases, a tenant on a lease/option can not simple be
evicted but must be foreclosed on.
c) Is the property set
to dramatically appreciate in value? In really hot markets, a
property can be a good investment at full retail value
d)
Can financing be attained through the seller on favorable terms?
e)
Are their special market conditions that make the investment
worthwhile? An example would be the Gulf Opportunity (GO) Zone Act
of 2005 which makes provides tax-incentives to investors in certain
counties in Louisiana, Mississippi, and Alabama.
