This is an off-site program over which I have no control.  However, the company teaches you the skills you need and then funds the projects.  You buy no real estate with this program.

Florida Rehab:

This is a rehab and flip model on a large-home scale, $400,000 to $1,000,000, with a targeted rate-of-return of 10%, i.e.; $40,000 to $100,000. (Total target is 20% of purchase price, with investor and partners splitting the equity 50/50.)  Your partners in this deal cover the monthly payments and the rehab costs.

The investor will buy the house on his credit--100% financing, where possible. The investor then splits the back-end profits with the company who takes care of everything: monthly payments, rehab, and resell. Finished homes will be priced for a quick sell. The goal is 20%, which is split 50/50 with the investor on one side and everyone else on the other.

Interested investors will fill out an application. Properties will then be located based on the information gained through the application and a credit check. Then the process continues as noted above.
